Overview

Zion Shores is a residential surf community under construction in Washington, Utah, a few minutes from St. George and roughly an hour from Zion National Park. The project centers on three wave pools (one PerfectSwell traveling wave pool and two UNIT standing wave pools) set within 65 waterfront residential lots. The developer is targeting a mid-2027 opening, with construction reported as roughly halfway complete as of late 2025.

The Wave

Three separate pools will run simultaneously. The centerpiece is an American Wave Machines Generation 6 PerfectSwell traveling wave pool, which the developer claims will be the largest PerfectSwell installation in the world. PerfectSwell generates programmable traveling waves designed to replicate point break, beach break, and reef break conditions on demand. The two UNIT Surf Pools produce standing waves, described by the operator as ranging from playful beginner-friendly rides to more demanding performance waves. All three systems are intended to run at once, so there is no single-pool bottleneck for crowd rotation.

Best For

The operator explicitly targets beginners through advanced surfers, with the UNIT standing pools suited to first-timers and progression work, and the PerfectSwell pool aimed at riders wanting a longer, more ocean-like traveling wave. That said, this is a luxury residential community first. If you do not own a lot or hold a membership, your access model and session availability are not yet confirmed. It is not, at this stage, a drop-in public surf park.

Pricing

No public session pricing has been announced as of the time of this writing. Residential property at Zion Shores starts at approximately $1.5 million for a lot, and owners receive priority surf access. Three property tiers are available (custom home lots, single-family homes, and townhomes), along with fractional and corporate ownership options. Whether a pay-per-session or day-pass option will exist for non-residents has not been confirmed publicly.

Planning

The park is not open yet. Check zionshores.com for construction updates before making any travel plans. St. George (minutes away) has hotels, restaurants, and major chain amenities. Snow Canyon State Park is close by for hiking. Zion National Park is within roughly an hour, so a visit could pair naturally with a national park trip while you wait on opening announcements. KUTV reported the project was roughly halfway through construction in late 2025, pointing toward an early-to-mid 2027 opening.

Zion Shores is the most technically ambitious inland surf resort announced in the mountain west, pairing a PerfectSwell Gen 6 traveling wave pool with dual UNIT standing wave pools in a high-desert luxury setting. Until it opens and non-resident access pricing is confirmed, it is a project to watch rather than a trip to book.
