Overview

Austin Surf Club is a private residential surf community under construction on the former NLand Surf Park site in Del Valle, Texas, about 15 miles southeast of downtown Austin. The project is a partnership between Arizona-based Discovery Land Company and Kelly Slater Wave Company, built around a roughly 2,200-ft surf basin on a 330-plus-acre parcel. As of April 2026, construction has paused after more than $4.6 million in liens were filed by at least seven contractors, and a projected 2027 opening is now unconfirmed.

The Wave

The basin uses Kelly Slater Wave Company technology, the same lineage as the Surf Ranch in Lemoore, California. Slater described the design as featuring a custom artificial reef: the wave breaks close to the foil, then travels into deeper water where a secondary wave forms, then breaks again in a shallower section near the end bays, effectively creating multiple distinct rideable sections on a single pass. The basin is approximately 2,200 ft long and is described by the developers as the largest surf basin using this technology. Wave settings are described as customizable across skill levels, though no verified breakdown of specific speed or height settings has been published yet.

Best For

On paper, the marketing targets all skill levels, and the multi-section wave design could accommodate beginners on the whitewater reform sections and advanced surfers on the primary breaks. In practice, access is tied exclusively to purchasing a residential unit starting at around $1.25 million, so this is not a park where you book a session. If you are not buying property here, it is not currently a surf destination you can visit.

Pricing

There is no public day-session or drop-in pricing. Access to the surf basin is bundled with residential ownership. Condos are reported to start at approximately $1.25 million, with membership costs described as exceeding $1 million on top of that figure in some reports. Roughly 49 residential units had already sold as of late 2025. No guest-pass or limited public-access program has been announced.

Planning

Do not plan a surf trip around Austin Surf Club right now. The construction lien situation (reported April 2026) needs to resolve before any opening timeline is credible. For surfing in Texas today, Waco Surf (about 100 miles north in Waco) is currently operating and open to the public. Keep an eye on The Real Deal Texas, Surfer.com, and Wave Pool Mag for construction updates, as those outlets have covered the project most consistently. The site is at 4836 East Highway 71 in Del Valle, approximately 10 minutes from Austin-Bergstrom International Airport, so the location itself is convenient whenever the park does open.

Verdict

Austin Surf Club is one of the more technically credible wave pool projects in the pipeline, with real Kelly Slater Wave Company hardware and a well-funded (if currently financially strained) developer behind it. For the overwhelming majority of surfers it is a spectator sport: private, expensive, and not yet open.
